From the formation of the practice we have developed our knowledge and experience in Town Planning. We pride ourselves on our work in optimizing opportunities presented by careful use of local and national Planning Policies. We can readily advise on the development potential of any site.
Feasibility
Our most highly valued service to clients is that of conducting a rapid evaluation of the development potential of a property. Based on our own knowledge and experience of Town Planning issues a sketch scheme is prepared. We then talk on a confidential basis to a senior member of the Local Authority Planning Department to confirm which policies are relevant and the likely attitude of the planning department to an application.
We provide a written report advising on the outcome and grading the potential risks/rewards for further consideration by the client and we therefore understand that swift decisions/follow up are required. This service is often used as an aid for clients to make purchasing decisions with some certainty of development potential. Fixed fees are normally negotiated for feasibility studies.
Master Planning and Estate Development.
Working closely with local authorities and clients we advise on and develop master plans for site and estate developments. This becomes the basis for local planning policies or specific design guidance for a site or development.
Representations.
We make representations for clients regarding development of policies in local plans. We also make representations for clients regarding other peoples planning applications. It is sometimes the case that a client wishes to object to a third party application but does not know how to do this effectively. All representations are on time plus costs basis.
Appeals.
Not all Planning Applications are successful! If you have been refused consent we will advise on the merits of submitting an Appeal and the possible outcomes and timescales of processing an appeal. We will advise on the merits of the different methods of making an Appeal and the cost differentials between them. We will advise on the involvement of other consultants, including Solicitors and Barristers. All appeals are conducted on a time plus costs basis.
Party Wall Act.
We are able to advise clients of their duties, responsibilities and possibilities under The Party Wall Act.
