Building condition surveys
Condition survey reports to fully detailed maintenance specifications can be provided. PHD Associates surveyors' exceptional building knowledge of both old and new buildings help us to ascertain and recommend long and short term cost effective solutions to possible structural concerns, damp, rot and many other problems that can arise when buildings are not properly maintained.
Depending on the size and nature of the project, the retrieved data can either be entered into a database or supplied in a spreadsheet format or as a processed document.
Dimensioned building surveys
PHD Associates specializes in producing architectural plans for the purpose of design, planning, refurbishment or space management.

Floor and roof plans can be provided for any building from residential to large, more complex premises. All buildings are surveyed using Leica equipment enabling us to fully measure the internal layout efficiently and accurately.

Elevation detail is normally surveyed using Leica equipment, including Leica reflectorless total station if high precision data is required. The amount of information shown on elevation drawings varies from basic line work to full architectural detail.

Section drawings can be produced through any part of a building. These normally show section information along the cut-line. Full architectural detail can be shown in elevation.

Lease plan surveys can be produced to give accurate floor areas, providing the client a plan to be used in space planning or building information systems. This can be done for individual buildings or property portfolios.

PHD Associates undertakes topographical site surveys using the latest technology, enabling data to be recorded and processed efficiently and accurately. The scale of the survey plans and the level of detail collected are tailored to the specific needs of the client.
Final survey drawings can be supplied as hard copies on paper or film medium. Digital information can be provided in either 2D or 3D in file formats such as DWG, DXF, VWF and most other system formats.
Licensing Act 2003
With the recent alterations to the licensing laws (Licensing Act 2003) we have been called upon to assist with many Premises Licence applications. Our prior experience with Local Authorities has meant that we are able to provide not only dimension-ed surveys and floor plans, but assistance with form-filling for Public Houses, restaurants, local shops and any other premises requiring licences.
Disability Discrimination Act 1995
From October 2004 there are changes to the Disability Discrimination Act 1995 which now incorporate companies which employ fewer than 15 people. We can complete surveys identifying any potential areas of concern in your premises and offering advice on interpreting the Act to suit your companies' requirements.
Regulatory Reform (Fire Safety) Order 2005
The biggest single reform of fire safety legislation in nearly 35 years consolidates existing fire legislation, repeals the Fire Protections Act 1971 and comes into force on 1st October 2006. The Order relates to non-domestic properties and in order to meet these requirements, companies are asked to submit floor plans of their premises, detailing exit routes etc. We can offer a floor plan drawing service which is swift won't interrupt your business needs and which will meet the requirements of your Fire Assessment.
